A property inspection platform for property managers. Run move-in, move-out, and routine walkthroughs from your phone: photos queue offline and sync when you're back in signal, AI sorts them into rooms and flags damage, and repair costs come from a curated local pricing catalog — not numbers the model made up. Everything rolls up into owner-ready PDF reports, with side-by-side comparisons between inspections to show how a unit changed over time.

Built for a Kansas roofing contractor

Roofers routinely get underpaid on storm-damage claims because adjuster estimates miss line items. This tool manages the whole claim pipeline: crews document damage with annotated photos, AI analyzes both the photos and the adjuster's scope to find what was missed, and the contractor gets a complete supplement packet as a PDF.

Built for a Missouri remodeling company

Photos to a priced estimate in minutes. The owner walks a job site taking pictures; AI produces structured line items grounded in a curated regional cost catalog, with overhead and profit applied automatically. Also handles the job pipeline, time and material logs, per-job profitability, and voice dictation — all offline-capable for job sites without signal.

A privacy-first AI assistant for a law practice. Ingests case documents (Word, PDF, scans with OCR), answers questions grounded in those documents, drafts and summarizes filings, and tracks immigration deadlines. Runs on local models by default so privileged client data never leaves the firm's own machines.

An aviation weather briefing app for VFR pilots. METARs, TAFs, and forecasts translated into a go/no-go decision using real pilot math: crosswind components against your aircraft's limits, density altitude, and personal minimums. Built because generic weather apps don't answer the question a pilot is actually asking.

An exam-prep app with roughly a thousand curated questions, built around micro-sessions and spaced repetition. Tracks weak domains and weights mock exams to the real exam blueprint. Built to scratch my own itch — and to prove out AI-assisted content pipelines, since the explanations were enriched with local models.
